Feb 18, 2026 – I had no issues with the Board or management prior to the unauthorized exterior lighting retrofit. My concerns arose only after the installation, when residential impact was not assessed and requests for records and clarification were repeatedly deflected. While boards make decisions, licensed condominium managers have independent statutory duties to advise, document, disclose, and ensure compliance with the Condominium Act, municipal requirements, and professional standards. The documents show 14 fixtures at 100W (13,694 lumens each) and 10 fixtures at 60W (8,827 lumens each). A typical residential streetlight produces 2,000–3,000 lumens.
