We closed in one week for a quick estate sale! Very efficient and productive!
we buy around 5 properties per month some we keep some we assign so you can imagine we deal a lot with different title companies and I don’t think the people in McLean settlement knows about probate trust wills nor they have an attorney in house they are a pop and mom shop that we unfortunately got to deal with and one word describe it a “nightmare” and possibly 30 thousand loss a lawsuit against them for negligence and misrepresentation see you in court !
Beware. This title company caused delays and provided inconsistent information throughout the transaction. We were required to redo the purchase contract to meet Fidelity underwriting requirements, yet the file continued to stall with no meaningful progress. We received conflicting statements about the $10,000 EMD, including being told in person they held the funds while previously requesting it in writing. No written proof of escrow was provided.
