We recently went through a transaction with this title company. During final walkthrough of our house we noticed a few issues that needed to be addressed by the seller and did not authorize the firm to release funds because we needed to sort the issue out. He did not explain to us that by signing our mortgage disclosure that our walkthrough and final inspection meant basically nothing given we weren't able to work with the sellers agent in a timely manner prior to closing and figuring out what the issues were in the house.
