I've lived in Marcel Lake for 21 years. It's a great community. House prices aren't crazy. Lakes are beautiful, full of fish. There's wildlife everywhere. Really nice community pool. Roads are well maintained. Yes, there's rules, but it's a HOA so what do you expect. I have never had a single complaint about my house. I got a couple speeding tickets, but I was speeding. Some of the houses were ok but most needed maintenance or more. There is no shortage of rules and regulations.
Cleanest, best kept, least cluttered HOA in dingmans. Very quiet. You can be social and in the mix or do your own thing here too. I love it. My only complaint would be it seems like several residences don’t necessarily have to follow the same rules as others ( maybe they are being fined I don’t know) also I’d love a security guard upfront we do pay a hefty HOA and all I’ve seen in 5 years in one new “ playground “ by the pool. But the staff is great and I truly love it here
