One thing I wish I had known before buying: Irrigation Costs. Magnolia Bay does not have reclaimed water. The purple pipes end at Knights Trail and were not extended into the community, a decision by the builder. Because of this, homeowners who want to keep their grass alive have to purchase and install a Separate Irrigation Meter, which can cost around $1,000+ including installation.
