This appraiser did not research the property what so ever and listed it highly undervalue. He listed a 3 bedroom raised ranch built new in a good quiet neighborhood highly under market value. Made a sale be lost and now we're stuck with his appraisal for 6 months losing money on a house that has been ready for sale for over 3months already.
Horrible appraisal do not use. Comps were not comparable to the property. Seems like appraisal was done overnight in a hurry. Appraiser said he does 20 a week five out of seven counties in Connecticut think they are just trying to make fast money. In my opinion Scott list he is from core appraisals Appraisal report is from LL that makes no sense to me.
We offered a premium to a home so we can be in our desired neighborhood. But then the appraiser showed up from out of town and put in the report stating location doesn't matter. Car dependent or not to Metro North doesn't matter to a highly NYC commuter based town, and being next to a park was considered less desirable than next to a hospital? The report was so confusing to a point having extra bathrooms actually downgrades the property's value, and a garage space is valued identical to an open parking space. I imagine this ... read more
