We needed an appraisal done so we could qualify for a better interest rate. Mr Pratt sent in his appraisal at a lower property value then our orginal purchase price . 2020 has been a sellers market and he submitted a value that was ridiculous for this market .If your looking for a professional pass on Pratt not worth the phone call
This guy is a clown. Says a mobile home at a mobile park is only worth 10,000 and the ones around it are selling at 50 to 60 thousand. I don't know what his issue is. He was nice but.
James Pratt arrived at our home and immediately began walking around our property without introducing himself first, I had to stop him and confirm who he was. Then during the course of the appraisal when we asked questions or questioned what he was saying Mr. Pratt spoke "down" to us, he was rude, condescending and arrogant. I told Mr. Pratt to stop the appraisal until I called my lender, but he choose to ignore me and continued further into my home.
