Late breakfast at IHOP this afternoon, taking advantage one of the four $7 menu items. It was my gal's idea, actually; I wasn't thrilled, as I have had a few off experiences with IHOP food, but she needed to eat asap (after a medical procedure), so off we went. Admittedly, the Stevenson Ranch location is clean, quiet, well-groomed; that's about it. My order of scrambled eggs w/cheese, bacon, hash browns was nearly inedible. I went to IHOP and had Cori  as my server she was the best you could tell she had been doing this for years and loves it ! The food was amazing and so fast !  I recommend ihop in cocoa beachÂ
I went to ihop today had the most amazing experience our server Cori was amazing and so personable.. when you walk in the first thing you see is 2 young women greeting us from the kitchen . The food was amazing !Â
Ok so I gave the sand springs IHOP another chance like the owner wanted cause of my last review. And I am amazed, look what happened to the customer is always right and you would do what they asked even if you had to charge them extra. So I just tried to get me son the kids meal chicken strips with mashed potatoes and I was told no that was a dinner plate meal. Are you kidding me how is it that the children have to have french fries and can't have mashed potatoes. Crazy my mind is blown by this. So if your kids like mashed ... read more

The food here at this I hop is less than desirable I had a couple of scrambled eggs and bacon is really terrible I took two bites it wasn't even worth eating. it's nasty in here the rugs are dirty the tables are dirty and the seating is dirty the windows are greasy you if you go to pour syrup on your pancakes the top falls off. I won't ever eat here again, I believe on the filthiness of this place that that's how the manager must live at home as well because there's no pride taken in this IHOP at all.Â
The is pretty bad, the food was cold and old. Even a waterbug came around the table. That was a great place before. Too bad.Â
