All great people who understand how a buyer in the high-quality market thinks. The developer also being the builder really helps with the small changes that make a new build ideal
We've invested 150K into a Highlife build project in Miami and 4 years later are still waiting for payout of our initial investment and a miserable 10% profit over 4 years. Yes, the project was built during Covid which pushed build prices up, but let's not forget that house prices also doubled in those same years.
