Love the scenery but that is it...literally everyone smokes cigarettes from their balcony - when I try to get some fresh air in, all I get is the cigarette smoke every time. Beautiful scenery but can't enjoy it at all. There is a rule of not smoking within certain distances from the building but no one keeps it. Emailed the HOA multiple times but no answer for a year. Very far away from the highway.
Definitely enjoy the beautiful scenery, I've already seen a variety of bird species.

Hoa work orders for basic repairs take ten years. Landscaper manages all the money for the hoa.
