He promised top customer service during his sales pitch; however, once the contract was signed to sell my home he was worse than useless. THINGS I LEARNED THE HARD WAY FROM PHIL HERMAN: 1. READ EVERYTHING before you sign, or you will end up with terms that cost you more than $1000 to end your contract before the 12 MONTHS he asks for is up. According to his Listing Addendum, you still owe him his 7% commission if somebody else sells your house during that 12 months even if you already fired him. 2.
