I was getting a loan for building on a property I own. This appraiser was selected by the bank. The appraiser attention to detail was completely lacking. The fact the appraiser comps were compared to manufactured home verses modular homes which are built to the exact standard as a stick built home. In addition the appraisal had to be returned because the appraiser failed to note that there was an attached garage. A 32 by 40 garage was valued by this appraiser at $20k. I hired Greater Wisconsin Appraisal with the hope of having our exorbitantly high property taxes lowered. I took the appraisal I received from them to our tax assessor who promptly poked several holes in its accuracy. Comparable properties were not localized with none in our township and only one in our county. One comparable wasn't even a sale but the addition of a spouse to a title but they still considered it a comparable sale. There were also inconsistencies. Initial request was simple and straightforward but there was no communication or updates throughout the process, unless prompted by the client. Over a week late and generally unresponsive to communication attempts.
