Grand Villas is a wonderful community and has been my home for several years! The staff and maintenance team are attentive and fast! I wouldn’t want to live anywhere else in Katy! I had to come back and give kudos to my Grand Villas team for being wonderful and honoring all requests that I have made! I am such a lucky tenant!
I recently toured this property and came away very impressed. The community was clean, well-maintained, and had a welcoming atmosphere. One of the things that stood out most was the location…it’s conveniently close to shopping, dining, entertainment, and everything I would need on a daily basis. The grounds looked great, and the overall community felt quiet and comfortable. After seeing the property in person, it’s definitely at the top of my list, and I’m highly considering making this my next home.
I’ve had a great experience living here. The location is one of the biggest advantages..it’s close to everything I need, including shopping, restaurants, grocery stores, and major roads, which makes daily life very convenient. The community is well-maintained, and the staff has always been friendly and helpful. Overall, it’s a great place to live if you’re looking for comfort, convenience, and easy access to everything in the area.

PLEASE DO NOT MOVE HERE! Upon move-in on June 6th, we experienced several issues. First, picked up our keys and was told the toilet needed to be replace. Since then, the toilet was replaced with a small one, that exposes the flooring. Mind you, we signed our lease in April. There was ample time to ensure our apartment was move-in ready. Unpleasant smell coming from the ancient HVAC(smell of wet socks), it smells AWFUL. The night of our move-in there were roaches inside of the stove's time clock.
