Absolutely incompetent. Used way more OPINION than FACT when comparing the data. They were inaccurate with their data on appraisal, comparing 2500 to 1900 sq ft, putting wrong sale dates, not including bedrooms and calling them “dens” because it “was near a first floor kitchen” when it wasn’t even on the same floor! They used extremely irrelevant comps. They weren’t a little off they were 75k+ off.
Appraiser came in $105,000 less than the cost to build our home. Rated a new construction custom home with $100,000 in upgrades a C3 which I am told that other appraisers rate new construction as a C1. Left a message for the appraiser to call me just so I could make sure he was aware of a couple of things as there was errors in his report such as stating we already owned the land and we do not own it. I had an appraisal done on the property I was purchasing the utilities were not on the appraisal company new this and a-shored me it was not a problem prior to the appraiser entering the home. The appraisal came back with no valuation because the appraiser stated the utilities were not on. The appraiser also for an additional fee would go back and reevaluate the home after the utilities were turned on for an additional fee. This company does not deal fairly with a client. The appraisers report was useless to secure financing
