Incompetent at best. Exact same lot next door sold 12 months ago for 3x the appraised value of my lot. According to this appraiser, my property has declined in value by 30% in the last two years despite the addition of a bedroom and full bathroom. All while every other property in the panhandle has increased in value by 20-30%
