Hard to believe how inept this guy is! As a realtor I do comps on my listings and we are usually very close to what the appraised value comes in at, except with this clown. I will be sure he is never on the list of appraisers on my listings if at all possible!
The worst appraisal I have ever reviewed in my 35 years as a full-time realtor/broker. The sales comps used were ridiculous and much better comps were available and not used by this appraiser. When using the comparison approach he could have used 2 story sales but chose to use ranches and one which was situated on a main road without adjusting for location. He gave no additional value for two additional platted buildable lots that were included with their own sidwell numbers and legal descriptions so i guess property is free... read more
If I could give a NO STAR rating I would. This man is unprofessional to say the least he showed up looking like he wasn’t prepared to enter a home in all ratty clothes then he lied right to my face and then never answered calls or text afterwards. He never even went into the crawl space! LAZY!! Had an appointment for 3pm with Gerald for an appraisal on a property I am the listing agent on. He went to the property early and did not tell me, my seller happened to be there and let him into the house. I meanwhile was driving to meet him from over an hour away and he never told me that he went early.
