Invested with FNRP six years ago. Was told we would receive 9% each year in distributions and the property would be sold in 5 years and we would double our initial investment. After 6 years in, we have received 4.50% annually on average and the property has not been sold. Furthermore, my calls to ***** ******* are never returned. Invested with FNRP for the first (and last) time in May 2022 on the ******************************** Fund project. Two and a half years later, they sold the property and my distribution was 10% less than my investment. Needless to say, they missed the 12-15% annualized returns projections by a mile!
As mentioned by others, when an investment goes south it is difficult to get answers to questions. No distribution on my one investment for over a year and no distributions projected for this coming year. The returns that they are projecting on new deals can be easily replicated elsewhere with far less risk. This has been a very poor investment.
They sell you on the upside opportunities. They tell you their distribution numbers ($) are very conservative, only to be vastly overstated. I'm in 5 investments. I was told all of them would have quarterly distributions. I am currently only receiving a distribution on one investment, which is far less than their projections. The other 4 are not paying a distribution. One of them will not pay a distribution at all in 2025. The other is upside down and has never paid a distribution. I am a new customer to ******************. From the initial conversation to the purchase FNRP was professional, patient and answered all of my questions. Beginning with ****** and ending with ******.
I invested in 2 shopping center deals with FNRP almost 3 years ago. I have not received any distributions for the past two and one-half years. The properties keep losing money to the point where FNRP now says we most likely will not get our original investment back. Once this happened their communication has been poor, not answering my e-mails. They can not keep the properties leased up and at one property the tenants are not paying their CAM fees in protest. Just made my first investment with FNRP. While I have not gotten any distributions or returns yet, the process for investing was easy and the representatives were very professional and helpful, and always available for my questions. I also found the website with the property description and offering to be clear and helpful.

Dipping my toes into this Company. This is my first experience with this type of investment, and it has been incredible. FNRP representatives (**** and ******) were available 100% of the time and walked me through the entire process. Information provided by FNRP is thorough and easy to understand for the average investor. It remains to be seen if the investment will be profitable, but I have confidence in this property.
