I previously had a 1 star review and took it down out of compassion and they seemingly had addressed the ongoing problems with a house they manage next to mine. That being said shortly after I took the 1 star down they started to let the problems arise again. The writer of this review is not a customer or client of our company, but is a resident living next door to a property we manage for the owner of the property through our Property Management division. We have responded to this resident multiple times regarding the issues above. The property under our management is occupied by two single male residents who are caring for the property per the terms of their lease and to the owner's satisfaction, so the owner requested renewal of their lease. Good luck to any party, tenant or rental owner alike, that deals with ERA Neubauer. Rental Owners- They'll set you up to be sued by your tenants if you rely on their move-out inspection judgment. Their move-out procedures demonstrate an egregious misunderstanding of "ordinary wear and tear" as referenced in the lease. While they may maximize your profits in the short run by suggesting that you pawn off ordinary wear-and-tear expenses on tenants, they're setting you up for the hassle of defending yourself in Small Claims and ... read more

The responsibility for follow up on all disputed charges on tenant security deposits lies with our Residential Property Manager, who works with the tenant, move-out evaluation staff member, and owner to reach an agreement satisfactory to both the tenant and the owner. My heart goes out to those who may not have any information prior to moving in some properties because it may result in a major heartache & frustration: Day #1 in an ERA property, work order initiated as my kitchen sink was MISSING a pipe under the sink, literally! Water just dropped from sink drain into the cabinet below. Week #1 work order for all bathrooms within the property had sewage water filling tub, sink, and floor.
