Stayed multiple years. Great house! I stayed here for several years while at IU. It was a great house close to campus. No major maintenance issues and they took care of those pretty quickly. It was an older house so some of the floors were slanted and such but if you can live with that kind of thing, then you can't beat the location and price. They let us have our dog too. Parking was okay, although somewhat tight. Would definitely recommend it.
Just because it's not illegal doesn't mean it's good business. Remember that before renting with Elkins. Properties are old, aging and, in some cases, filled with animal odors they chose not to fix before we moved in. Treats customers like children who've never had to deal with difficult decisions, and drains every ***** they can from customers. Not necessarily illegal, but a horrible experience all around.
They are the worst company to deal with and rent from in ***********. You're better off staying in the dorm, if you're an ** student, or renting from someone else, even if you have to pay a little more in rent. Horrible management/ownership and if you think you're going to get your full deposit back, think again. They will nickel and dime you on everything and use as much of your deposit they want to. Go to mycase.in.gov and search ‘Elkins Apartments’ under businesses. You’ll see the thousands of students they have sued. A majority of the lawsuits ended in a default judgement because the defendant failed to appear. This is not always due to the defendants’ negligence, but rather a result of Elkins deceptive business practices and abuse of the notice of service laws in Indiana. I really like Elkins apartment homes and their customer service! My house is in great shape and any problem we have encountered has been fixed within the week. The Elkins office is responsive and their maintenance staff is very friendly.

The leasing agent that I have worked with (I'm going to call her LA from here on) is rude and always treats me like I don't know anything. I had an issue with the apartment they assigned to me AFTER I signed the lease - it was disgusting, and mold was literally everywhere but they ask you to sign off on the move-in inspection before you even get your keys. Great units at great prices. Huge selection from 1-5 bedroom units. Not to mention their awesome vacation rentals in Alabama.

Although we love the actual townhouse we live in, Elkins has been horrible to rent from. When we initially moved in it took them months for certain maintenance jobs to be finished, like replacing doors and painting walls. Even though we gave them the list of things still to be done almost every week at one point, when we finally went in to speak to the property manager she said everything had been recorded as being completed within the first few weeks of moving in.
