I don’t write bad reviews often but I feel it’s my civic duty to warn others of what they may suffer if they employ ESM for strata management. We are in a Block of 5 units and engaged Carl Eling as our strata manager after years of self-management. What transpired was an extremely frustrating, time wasting, and ineffectual arrangement. Eling’s one notably scrupulous achievement was to diligently detail every one of his ongoing expenses. Otherwise, Eling required continual prompting before anything was done. Avoid this company and save yourself heaps of stress when dealing with them. They took a long while to hand over records and delayed transfer of funds to the new Strata Manager. They don’t reply to calls or emails. Promises actions which are not delivered. Doesn’t pay bills. Sometimes take over six months to pay some bills. For example - Sydney Water unpaid for almost 12 months and then charges thousands of dollars for doing so little.
