After several calls, I was finally able to get a lawyer to call me back. The Attorney at DiPaula Law spent just over 15 minutes on the phone with me, and pretty much told me that as a Landlord, I can't expect to be re-imbursed for things like carpet replacemet/cleaning or paint when a tenant moves out. He said this with no evidence. He also told me I did not have the right 2025 lease terms that just came out, so they can't enforce a previously written lease. Thats BULL.
