Warning about using this title company. They charge outlandish fees . We paid them $16,000 for a closing and they never showed up at the closing but instead sent a mobile notary. The notary guy said he couldn't explain any of the documents as he knew nothing about mortgages. Another home we closed with a different company, a law firm, they only charged us under $3000. Beware of Cottrell Title, very unprofessional and unethical.
BEWARE! Unbeknownst to us (the Buyers) Cottrell also represented the Sellers, charging us both the full fee. Moreover,when confronted with conflicting documents (one of which was not provided to us) rather than raising the discrepancy relied on the document most favorable to the Sellers. After the close ,when the conflicting document came to light , Cottrell declined to help settle the controversy claiming their dual representation of both parties precluded any further comment on their part. The
I was amazed at how professional, personable, and efficient the Cottrell Law Firm was to work with. I would periodically receive quick phone calls versus emails from them when they had quick questions and they thoroughly explained the steps needed to get what I needed done. I’m very happy to have found this group and will definitely use them again and will recommend them to others.
