I've bought several houses and used cotton duck title. Two months ago, I get a bill from Baltimore city for $7000 for some past taxes the cotton duck didn't take care of. This property is now in tax sale and I will probably lose it because cotton duck waited almost 2 months before telling me to they aren't responsible for unpaid taxes that they didn't discover
