Worst experience ever, and we have been been involved with 20 closings. The Fort Collins Branch made 2 different mistakes on our property tax payoff. And did not catch them untill two weeks after closing We had already put our proceeds down on our next home. They needed and additional $5000 from us. The title insurance we paid $2500 for was no protection for us. We had to come up with it, caused us much stress and financial difficulty.

The worse Title company. Avoid this place if possible. Kelly is so unprofessional. I don't know how this Company is still open.
ZERO STARS (3600 NW location) I had a nightmare experience with Chicago Title (Edmond). They loaded my title with problems—HOA violations, litigation issues, and side lot encumbrances that are now serious material defects. Total scam. I was the seller of a investment property. The buyer was EMS House Flippers. EMS whole sold the property and lied to us throughout the transaction. Chicago Title Ashlee Ruedi covered for them. At one point she sent an email to my agent asking for closing day rent. When I called her on it she lied and said she did not send the email. She did not distribute funds until the next day and then told the utility (water company) that the closing date was 2 days later.
If I could give zero stars I would. I have never seen such incompetence from any "professional " business in my life. We refinanced our home and they were supposed to pay off a personal loan with the funds. They never paid the loan and now have our money and won't return our calls. Absolutely criminal!
