Renting from Chapman Properties warrants caution. I recently won a small claims lawsuit against them for attempting to unlawfully withhold my deposit and charge additional fees after I moved out. This company should not be in business. They are extremely unprofessional and impossible to deal with. They have poor and honestly ILLEGAL business practices. PJ Chapman entered the property while occupied illegally and was harassing us for four days to leave the property and move out after we gave our 30 day notice sand still had that four days on the agreement. Do not rent from these people. They screwed over the owners of our house so many times that the ended selling it out of pure frustration. We had dirt backyard for over a year that the owners told chapman to replace with grass, but never did. They are extremely unethical and are impossible to get in touch with. Literally renting from a D*** monkey would have been a better experience.

Chapman Properties has been a very unprofessional management to work with . They clearly violated the Idaho Code Section 6-321 by not having sent an itemized list or refund of my deposit within 30 days, and the manager refuses to acknowledge this. He hung up on my spouse after telling him "Don't tell me how to do my job". I highly suggest future renters to steer away from this management and go with a more credible and professional agency.

Renting from this company was one of the more unfortunate choices I've made in my life. They were EXTREMELY unprofessional, unethical, untrustworthy, rude, and impertinent. I sincerely wish I had taken the time to practice due diligence on this company. I was appalled that they wanted to take photos of my personal property to place in their files and to show the landlord, saying that "he deserves to know what's in his house." I was pleased with the apartment my boyfriend and I rented together until a year after we started renting.We were fined for unbelievable things and were almost evicted for having dust on the ceiling fan.Absolutely horrendous!We wrote on the lease agreement that the walls were really dirty and PJ said he would hire someone and never did and then we were charged for dirty walls!Liars and scammers!

I have known the owners of this company for quite some time now and have to say they are a couple of the most professional property managers I have met. They have an extensive knowledge base, not only of landlord / tenant laws but fair housing practices as well. I highly recommend Chapman Properties to any property owner looking for professional property management.

I've been renting from them for almost a year now, and I am very happy. They have never lost any rent checks, and when I need something in the apt fixed they send someone right away.
