I had the privilege of working with Mariah M at Celebration Title, and she was fantastic! Despite some challenges, she handled everything professionally with great communication. I highly recommend her for a smooth and seamless closing process!
Communication was horrible, multiple people at Celebration Title group ignored my emails and calls. I always had a positive non agressive manner to work through the challenges that were happeniing, I understand thats life and these things happen, but to be completely ignored trying to work through the issues. Due to the lack of help a lawsuit was required to address the issue and resolve. The title company did not ensure the property title was free and clear of legal action. just now NEW I can’t even start to explain how bad of an experience I had with this company. I signed my HUD docs to be paid out $402k and even got a text saying funds were being transferred. That was after they had told me it would be $15k less and then telling me they fixed it back to the $402k and everything was good to sign. The next day I was called by Amanda (the owner of the title company) saying they did the numbers wrong and I’m only getting $387k. Thank you for the feedback. Unfortunately as a neutral third party in a transaction it is our obligation to collect all payments and disburse the file for closing. It came to our attention before disbursement that the commission was wrong on the closing statement to the broker per the signed listing agreement that Ms. Gladen had with EXP Realty. After several attempts to explain this in detail and have her resign the final closing statement to no avail, we had to fund the transaction per the signed closing statement. We do n... read more
Awful experience that caused unwarranted stress on our part. 1. Left it until 4pm on the Friday before closing on the following Monday for further information from our bank. 2. Paid the pay-off for the mortgage to the bank into an account that no longer existed. Closing was 5/17/23 and at this time 5/24/23 the funds are STILL conspicuous by their absence. Have spent 4-5 hours on the phone today 5/24/23 with both sides pointing at each other and doing nothing. If this has not been resolved by 5/25/23 then I will be visiting y... read more

I do, we sent payment off for the gentlemans first mortgage, he also had a heloc with a zero balance that we had the seller sign to close the account. We mailed both documents in the same envelope. The bank applied the payment to the zero balance heloc instead of the mortgage. Once I was notified by the husband, I called the bank to get it corrected, I did a three way with the clients wife, the bank initiated the correction on their end. Totally incompetent. I had an appointment with a notary to close on a house at 3pm on Monday. I called and emailed several times on the Friday prior and tried to get the documents sent out so I could review them. I was told that I would have them soon. They did not arrive on Friday. I called again on Monday morning, and I was told they were in final preparation and I would have them soon.
