Too many horses on such a small property. Two hour turn out on dirt only. Rats everywhere, rat poop in water, significant amount of cobwebs and poorly cleaned stalls. Don't be fooled by the nice landscaping. Horses are able to get out of the property because there is an unsecured fence, location is not far from Ulmerton.
Keep in mind that I have never given a bad review against anyone and probably never will again as I understand things happen and that everyone has different ideas of right and wrong. I would most definitely NOT recommend this facility for lessons and/or boarding. Don't let first impressions fool you as the property initially might look nice and the staff might seem pleasant.
