Because my parents are not legally married, the trust needed to be structured and filed in a specific manner with the county. They filed incorrectly, their property was reassessed and their property taxes were DOUBLED with no way of reversing it at this point. This group of lawyers in the middle of Claremont has been a standard for a long time. The actual office building they're in is pretty cool, from the 50s, and a lot of interesting art on the walls. Our particular lawyer, to whom we went to get a living trust is very approachable and affordable.
