I recently did a settlement on my house with Blue Crab Title & Escrow. I actually live in Florida and my house I was selling is in St. Mary's County, Maryland. Due to extreme health conditions, it would have been difficult for me to travel to Maryland for the settlement on my house so we did a Power of Attorney to do this for me.
