My experience with this property management company and ownership group has been extremely disappointing. I contacted management six days ago regarding a serious issue and, despite multiple follow-ups, have received absolutely no response whatsoever, not even an acknowledgment. I am writing this review to warn other renters about my recent (and current/ongoing) experience with BAM Management, who oversees Canal Flats Apartments in Fort Wayne, IN. On November 22, 2025, my apartment experienced a significant flood involving contaminated toilet water coming down the wall, across the ceiling, and into multiple rooms. Office personnel are very professional, Helpful, and kind. Maintenance follows through and takes care of things immediately. Any complaints were followed up on right away. The issue is the amount of money that is required. Rent was higher than was quoted. If you are two minutes late with a rental payment it is $100 late fee, significantly higher than any other place my kids have lived. Notice to vacate is 60 days rather than the typical 30 days of all other places my children have lived. They require a fee to vacate early.th... read more
