unethical practices, you will pay a very reasonable lot rent in exchange for a headache. The management charges you for anything and everything they can makeup or try to get away with to increase the amount of the Lot Rent. Maintenance is non existent. The tenant or home owner is responsible for everything, including grass & falling tree limbs. A tree fell on my lot and others are threatening to fall. This is my second time living in the park and this time is way better than last time in 2018, only problem is have, is when I moved in to the trailer in March of this year , I was told where I was parking on my lot was fine , then come Sept the landlord told me I couldn't park there anymore because pipes was all in my yard , so now they have me parking in my neighbor's yard and she's not happy about that and neither am I because of the distance from car to door! This place doesn't keep up the things that are their responsibility such as working appliances, leaking roof ect. My kids and grandchildren haven't had running water for almost a week! Do better is all I have to say. Shame on you for piss poor management and I bet you have running water! Not to mention charging people 10 bux a month for each pet! How about a pet deposit 🤔 oh wait you charge that too! Greed at it's finest 👌

Terrible park manager. Has no respect for anyone in the park. Maintenance takes forever if it ever gets handled. Manager will literally cuss you out and call you names. Update for 2025, management has changed but tjebpark is predatory, gets you in at a comfortable price but constantly ups rent or tacks on fee for "maintenance", the maintenance is also expected out of your own pocket mind you. Don't fall for the trap, its not worth it even in Jones county.

I know a lot of people living in this place. Residents of this park need to request an itemized list of why "certain" service prices are going up, i.e., trash pick up, and it's not by the provider theirself, among other questions that should be asked right now. It's like the OWNER/MANAGER is trying to make where hard working people can't afford to live there any longer, and some have been there for "DECADES."
