Be aware of Daniel B**********... We invested with AZIPX ,along with 120 (approx.) investors, $26 million dollars, in a project he had going in Rocky Point, only to have Daniel spend all the money before he finished the project. He has now lost the entire investment and the project has been seized by creditors in Mexico. All of the investors now have lost their money. AZIPX has been issued an order from the Arizona Corporation Commission, for a “cease and desist” and to pay restitution to the investors.

Like many of us, I invested in Esmeralda with a Promissory note that paid 15% for 1 year and then would be paid back in full. It did not happen because Daniel had some AZ SEC problems and Esmeraldas financing changed. Daniel held a client meeting last month (Jan'19) in which he stated that the notes would be paid in full with interest but payment would not be available immediately. We, too, invested in the Esmeralda project in Mexico with a Promissory Note due in full after one year. This was due in June but we haven’t been paid anything (including accrued interest) since last March. My husband talked to him on the phone in August and Daniel Butterfield said everything would be resolved in a couple months. I called him again last week to see where things stand and he has now changed his phone number and won’t answer emails either.

We invested with IPX with a “ promissory note” to build out the Esmeralda in Mexico. The note was due and payable in one year. We requested payment when our note was up in Nov. 2017. He could not pay us. That was Nov. 2017. We still have not been paid our principal.

What is promised is not at all what we got! We would strongly caution any property investor to do what we did not... never sign an As-Is agreement unless you go look at the property, get an inspection report, get an appraisal (if using DOT to purchase), work with a realtor, and ask for home warranty. In just 2 years we have lost over $100,000 on nine properties in repairs and other expenses, and loss on sale of home.
