Avana Rancho Palos Verdes is an extensive, affordable, delightful community. Over the years we have appreciated our on-site management (James, Frank, Steve, Carlos) and their immediate concern for residents and any problems or questions. And the location is special - there is a delightful park across the street that borders the ocean! I would not recommend Avana Rancho Apartments to anyone. My experience has been nothing but frustrating — communication is poor, maintenance requests take forever (if they’re even addressed at all), and management seems to care very little about residents once the lease is signed. The property looks nice at first glance, but don’t be fooled — things break constantly and no one follows up. For what they charge, the quality and service are absolutely not worth it. Frank was such a disappointment. He acted friendly but tried to pressure us into applying for an apartment by lying that the rent would be going up, when in fact it dropped just a couple of weeks later. To make matters worse, he was never clear about what proof of income they would accept from self-employed applicants. He also claimed we needed around $105,000 just sitting in our bank account to qualify (three times the rent x 12 months). Very disappointing experience. I scheduled a tour for a one-bedroom unit and was told over the phone that it wouldn't be a self-guided tour, which was what I wanted. However, when I arrived, it ended up being self-guided. The keys I was given didn’t open the apartment. I went back to notify the staff, was given a different key, and had the same issue. I never got to see the unit. Terrible service — it’s clear they don’t value their clients.
