I had a first floor room and found the wood floors cold. The ceramic floors in the bathroom were freezing. I was close to an exit as well, so I could hear all the people coming and going. For me, the location was not great as it was kind of isolated. It looks like a great stop on a snowmobile trek or if you spend the day ice fishing on the bay.
