Agree that they are rude. They would not provide any transparency on the vote for an $8000 assessment per unit they claim narrowly passed. Really, you interact with only one woman and I found her to often be quite rude. You can only contact by e-mail. They will never answer the phone or return your call. You could not vote anonymously if it is by email and you provide your unit number. They can look up the name of every owner. They knew I did not like them so how do I know if my vote was counted accurately or not as a NO?

If you care at all about the people inside of your community, I strongly advise you to use a different company. Ever since our community signed on with this group of crooks, everything has gotten so much worse.First of all, they are HORRIBLE to interact with. It takes weeks to get a response to an email or phone call. It once took me a MONTH to get in contact with them. From what our community has experienced ACS doesn't really do anything. Nothing gets accomplished except empty promises and that's only after half the neighborhood harasses them for a reply.

We were hired by them to help them with your community. The developer still makes the decisions on what can and can't be done in the community and what the fees are each year. Rude, unprofessional, unfriendly, only interested in harrasing you over dried bush in front of your house or something similar. This and last year because of covid they will restrict pool access, so that a homewner that paid dues might be refused entry at anytime. Instead of offering a discount for somebody who, in that case, doesn't want to use the pool at all, they demand you pay in full and be happy about it. Establishments like this, socialist in nature, is why people don't want to buy a house in a subdivision.

Please understand, Atlanta Community Services is the management company for the community that Mrs. ****** lives in Dacula. We take direction from the Board of Directors for the community. The Board makes the decisions for the community like opening pools and other amenities in the community. ACS is simply the messenger. We have lived in five communities in the U.S. None of the HOA is so aggressively harass their residents like the ACS ( Atlanta Community Services ). so far, this is the worst HOA we have ever had. it keep harassing the residents by sending letters and send fine notice to the residents for no reasons. We moved to Apalachee Forms community for about one year. We never got any welcome package like other HOA, instead of we keep getting letters to threaten us for fines. Absolutely the WORST HOA management company I have EVER worked with. Rude in emails. Don't do work and often have reasons why tasks aren't completed. Their transfer fees are a joke as another company provides ALL the closing documents. Stay away. Their fees are high for doing little to no work

This is in your 2018 budget as an income line item and has been in place since the inception of the community. Very dissatisfied this A+ business. When you call you never get a live person so you must leave a message which they never return. I find it interesting that when you finally get someone the Atlanta Community Services always point fingers at the local person for the HOA. And when you contact the local HOA person they know nothing about what the Atlanta Community Services are talking about. OMG...A+ rating? No way, see the reviews on other services such as Google and Yelp. I know someone who used to work with the owner and laughed at the negative issues the community experiences...THEY DON'T CARE about their own nastiness, lack of customer service, responsiveness, courtesy, helpfulness...unreturned phone calls and emails, milking the HOA for every penny, READ ALL THE REVIEWS and feel the sickening feeling we have for them.

Astonishing that the web sight and phone system is a web of voicemails and un-returned messages. they constantly have someone driving threw the neighborhood but heaven forbid the pick up the phone for simple tasks. Long story, we fell behind on our payments and access to the clubhouse was turned off, the day we missed. We have made the necessary payments and brought the account back to open status. the clubhouse and weight room access was turned off. we are going on two weeks. no call back, no returned emails. it's like they... read more
