Noticed the ceiling had a wet spot that kept getting bigger over a few weeks. They came out, traced it to a supply line above, opened the ceiling, and dried the joists over about 4 days. Mold test came back clean. They patched the ceiling and matched the paint. Simple fix once you know where to look.
