I had a terrible experience with Arbor Realty. I learned as I was driving to a closing on an apartment building they were not going to close. Not only did I lose all the time and money in setting up my deal, they KEPT my significant earnest money deposit. They then immediately sued me so that they could get jurisdiction in their back yard, seeking "declaratory relief" that they didn't have to close the deal.
