As a seller, expect Alpha title to strong arm you going into closing. We received our closing package piecemeal and were expected to sign all documents, even before receiving the closing statement. Also, they require Sellers to indemnify Alpha Title for any survey discrepancy, rather than asking the buyers to order a survey. In effect the Seller ends up providing the "insurance" over survey boundary issues!! Of course you don't find this out until you are ready to close.
