In my capacity as a broker and Land investor, I have worked with many title companies throughout my career. I recently had the misfortune of working with a buyer who was going to buy a parcel of land and wanted to use Advantage Title. The assigned clerk on the file, Patricia Laster, decided to try to play lawyer and tell us that there was no deposit required when it was clearly indicated on the contract. I had received an estoppel letter from Patricia Laster of this company. I completed it and sent it right back. She called me three days later and asked if I had sent it. I told her I did when she asked what email I sent it to told her the only one that I saw read it to her and she said that’s the buyers email. They won’t know what to do with that and after being chastised three times for sending this to the wrong email address I asked her what email address i needed to send this to.
