Just closed my first loan with ACC Mortgage. I called over 20 different lenders (true story) and only 2 of them said they could do it. It was an ITIN (no visa or work permit), 12 month bank statement program. It was a quick onboarding process, the interface is user friendly, and they were FANTASTIC in regards to communication... My fear with these Non-qm lenders is they can go dark on you for days, making everyone paranoid, and expecting the worst. Like, maybe the don't have the $ to fund the loan. Totally a waste of time and money, after 9 weeks and 3 extensions we received an email stating that a supervisor had reviewed the file and they were going to send a denial letter a day before the already extended settlement day; we never received the denial letter.
