I've had a bad experience with A10. I believe they acted in bad faith with my clients and were extra difficult (based on their ethnic background). A10 produced a beautiful Term Sheet (Non-Recourse Bridge loan on Class-A Office. Something like 65-70LTV/LTC) but they did not close the loan. Unnecessarily difficult. 5 partners in the SPE. A10 Capital is a dishonest CRE Lender. Their Term Sheets mean NOTHING! They took my clients $30,000+ upfront to write a $6M Bridge Loan for a $9M+ Office Bldg purchase + plus appraisal fees and others misc costs. They never did what they said in their Term Sheet and never approved it causing my client to Default on their Purchase Agreement, nearly losing their $900K earnest money deposit.
