Smith-Douglas homes are not good We purchased our home in Sanford, NC, at the end of October 2023, and in just a few months, we’ve encountered multiple serious issues. Our water has gone out, the HVAC system never blew air throughout he entire house and is now malfunctioning—blowing cool air when it should be heating—and countless other problems have arisen. Incredibly overpriced for the quality of construction and a rather overzealous HOA that is not comprised of any homeowners, rather a third-party management group out of Fayetteville. The restrictive covenants were never shared at any point during the buying process and a copy was never provided. We had to track this down after the fact. Had we been provided this information as we should have, we would have run not walked away from the development. This practice is borderline fraud.
