The park is fine. Good pool, picnic area, clubhouse...etc.. With that said the lake is a private lake with no public access. Therefor it is up to the property owners who have lake access to take care of it. So the lake has minimum care. But those lots that have a view of the lake has to pay extra per month. Also, the rent goes up usually $40 a year and then there's the "passthrough" fees annually. The constant change in management here is incredible. If you like listening to dogs bark all day and night, having nosy neighbors and people hold loud conversations while standing in front of your house, and don't mind that only some residents are held to yard and home maintenance requirements, while others are nothing but weeds and falling apart, then this is the place for you. Add to that the extremely high water and electric bills and annual lot rent increases, what's not to love. This place is terrible and I will be moving out as fast as my finances will allow it.

I have been a homeowner/resident here and have been through countless changes in management teams with multiple owners over almost 23 years. I firmly believe that HP and its management team has been one of the best things to happen to this community in many, MANY years. They came into a situation that the previous investment company had left broken through greedy neglect. Avoid this place at all cost. I've lived here for over a decade and prior to sun communities is purchasing the park, the rate was livable, and the park was safe. I could walk in the park after dark. Since the purchase, the quality of the park has gone into a sharp nose dive. The cost rent has gone up to $925. They force you to get one Internet service provider, which is typically spotty. I am a resident out here presently and recently submitted a request for three repairs. I was genuinely impressed by how quickly everything was handled. The maintenance staff were not only efficient but also incredibly respectful and courteous. It's refreshing to see such professionalism and prompt service. I'm very happy with the experience.

The park rules about dogs are very good. too bad they are not enforced. management picks and chooses which rules to enforce and also when. we have very large dogs in the park that are very, very loud. we have a neighbor with a large dog which attacks smaller dogs when they are walked past his home. the dog barks constantly. when people make complaints they are retaliated against and told to move out of the park if they are not happy with the way the manager runs the park. when we complained the retaliated against lasted for ... read more

The pine Trace community. Last year there was an incident a dog bit one of the workers I'm supposed to the man said that it happened on my property and on my porch . But I do not own a dog or any pet . They called my husband at work telling him that he needed to come into the office immediately because of such incident . Super expensive for a trailer park, Dogs run lose and poop all over the place and attack cats and people. Managment sucks big time, they are rude especially this one guy (Sedrick Smith), he's such a disrespectful POS and lazy AF too. The gym equipment is always broken, and the pool is always closed. All of the homesites north/northwest of my street pitch south at our homes so that in winter rain, all of our home sites used to flood. All homesites are to pitch to their own street just as mine and my entire street do. My north/west neighbors do not pitch to their street and now the north/west neighbor has laid electrical cords down on the ground where his homesite experiences major floods.
