Either purposely lied at the beginning of refinancing our home on closing costs or incompetent. We specifically asked what we needed to pay. They said nothing. Low and behold we got stuck with unexpected several hundred charge at closing day. Then when paying off our mortgage we specifically asked if our property taxes were paid for the year and they said they were. Guess what?!
