Molly is the worst Public Notary I have ever experienced, a scammer in my opinion. I was buying a condo in Vancouver. The night before my closing date, she brought up a topic of home empty tax By-law. She told me if the seller made false declaration to the city, I will be financially responsible to pay the tax as the new owner. She recommended me to purchase a title insurance to cover that risk. Even when the developer delayed completion for over a month, she patiently guided us through the process without charging extra fees. Molly is a listed notary on file with BC, but is refusing to notarize my criminal record check because she wants to charge me $350 to walk to the post office to send it in herself, and is asking me to talk to other notaries. Notaries have an obligation to notarize single documents, and the cost should be ~$30 to do this. But instead she is refusing this service because she wants the 10x markup to get it authenticated, which literally requires sending a singular mail.
