In a recent farmland transaction involving my 72-year-old mother as the seller, the initial purchase agreement presented to us contained closing mechanics that, in our view, exposed my family to significant risk — including language entertaining the possibility of transferring away her land title before being paid at all, with my mother being left as an unsecured creditor to the buyer.
