My Wife and I Built with Royal Oaks 4 years ago. We were happy with the customer service, build quality, and project managers. We were pleased enough that when we were looking to build again, we found a nearby Mattamy Neighborhood (Ballentine Place) and felt comfortable knowing that a lot of Royal Oaks was still present. Were we wrong. The builder that we respected is no longer present as the big box Mattamy has taken over. We Visited Ballentine Place the weekend of February 6th and eventually came by to put our deposit down and try to sign the paperwork (as we have done before with Royal Oaks). On the afternoon that we arrived to seal the deal (Feb 9th), the sales agent received notice that this would be a spec home with choices already decided structurally. Good thing- It was the exact plan we wanted and close to the structural changes we wanted- Sounded like things were falling in place. We kept on asking about the contract signing, were told waiting on the builder, waiting for the permit, etc. In the mean time, we were asked to go to their design center and make all our selections to keep within our budget. We visited the design center on March 25th and all went well and everyone was happy. For the next few weeks we kept following up on contract documents- we were told again that we were waiting on the permit. Turns out the Permit had been issued on March 8th (you can find this out on the Wake county permit portal), and we continued to be told that it was waiting on this aspect. On April 8th our sales agent finally reached out and had exciting news to tell us- The permit is finally in and the lot has been cleared and it's time to sign our documents. But the builder was charging us $30,000 more than what was originally quoted due to "Material Increases". I'm in commercial construction- I understand this. But the main commodity product that has been in fluctuation (Lumber) hasn't been as volatile as Mattamy had stated. We tried to start a conversation and offered more money on the price we were originally quoted, but it was met a week later that "they would not budge". No one from any management perspective has contacted us at this point. Knowing that Mattamy would be building the house for the original price as a Spec "quick build home" adds to the frustration. We were baited in and hit with a higher price less than 2 months from when we started the process. They would rather have us leave so they can con someone else into paying more for the house that we had already designed and wasted our time waiting. If we would have known this at the beginning, we would have been under contract and possibly construction with a more reputable builder. With the market the way it is, we lost valuable time while the builder who we thought we trusted pulled a bait and switch under the guise of "material increases". The Royal Oaks of old is no more- They have been consumed by a big box builder. Buyer beware- If they take more than 3 weeks to get your contract paperwork completed walk away.
