This title company basically held my for sale by owner contract hostage for 41 calendar days. The lawyer stated that I needed to do a quite title action (sue the previous owners) against the previous owners since he stated some of the paperwork was done incorrectly. The lawyer also stated this action would cost between $1-2k and take 1 to 2 months to complete.
