KCMI is a great group for small balance commercial loans. As a direct lender, they can close quickly and make quick offers on loan scenarios.
I have done 2 deals with KCMI capital and both times they performed for me on small balance loans. They dont have bank rates in the 6% range but their credit box is a little wider than most other small balance commercial loan banks.
