I had good experience with them. The Guy took his time and explain to me clearly the history and how guidance works. After seeing 3 stars, I was little worried about meeting them , but turned out to be a good experience.

Guidance Residential jamaica ,NY branch manager and his staff are very irresponsible and careless. They would not work on your file until few days before closing. will ask for document till mid night before closing. You will never find the manager/staff . He/they will text back to you"Busy in a meeting .." and will not call you back.. Mr. Kolya is very rude person. be careful about hidden fees, not mention in advance such as LLC fee, plus profit (interest ) rate is much higher than convention bank . Never talked about LLC FEE during application process. Surprised when i saw it during closing process when i was signing closing papers. And its $12 for 30 year.

They're horrible! First they gave a pre approval of 350k and as we looked around for houses, it expired. So they asked for paper works again, and this time they increased the preapproval to 420k on a 5% down payment. Then finally we got a home with an accepted offer and we paid for home inspection, Guidance asked that we need to pay 10% down and we said. Few days later, Mohammed called and said that they need it to be 15% of the purchase price plus the closing cost, minding you that we were pre qualified for 420k with a 5% d... read more
